Your home will be valuated using the Sales Comparison Approach in which we will use 3 closed sales. In most cases, they will be dated within 1 year of the date of valuation and located within 1 mile of the subject property. We will make various adjustments for any discrepancies between your property and the comparable property. Some cause for adjustments may include:
Location (Busy Road, School, Commercial, etc.)
Site Size
Building Square Footage
Bedroom/Bathroom Count
Basement Size and Finishing
Amenities (Porch, Patio, Deck, CAC, F/P, Pool, Tennis Court, etc.)
Construction (Brick vs Frame, Attached vs Detached vs Semi-Attached)
Age
Condition
Garage Size
Once the adjustments have been made, the value that is most appropriate for your property is selected based on the adjusted values of the comparables. When doing this it is possible to give more weight to one sale over another depending on comparability.
