Our appraisal reports are accepted by courts, financial institutions, Medicaid, local, state and federal tax agencies, as well as attorneys, accountants and real estate professionals.
The preparation of an appraisal involves researching the property’s market area, inspecting the property that is being appraised and researching sales from the property’s immediate neighborhood. Lastly, a report is prepared.
After the inspection, area sales are analyzed and the sales that are most similar to the subject are selected as comparables. The selected sales are analyzed and adjusted to arrive at a value that is most representative of the property being appraised.
The condition of your home and the level of updating is one of the more important factors considered in determining the value of your home. During the inspection, the appraiser will note details about the condition of your home and ask questions about the level of updating. All efforts will be made to select comparables that most closely match your property’s condition.

The inspection generally will take no longer than 30 minutes. You will receive your written appraisal report via e-mail within 48 hours of the inspection.
